This project included rebranding and designing/building a model unit to boost sales. My tech experience with startups has honed an agile, innovative approach, focusing on the end-user's perspective. Revolutionizing Communication with WhatsApp
Challenge: Managing multiple crews across 12 homes under tight deadlines, especially during the critical finishing phases, required an innovative approach to communication.
Solution: I leveraged WhatsApp, a platform familiar to all subcontractors, to create a custom, effective communication system. By setting up dedicated groups for each property and trade, I transformed WhatsApp into a dynamic project management tool.
Execution: During site walk-throughs, I quickly captured and annotated photos within WhatsApp, posting them instantly to relevant groups. This method allowed for immediate feedback and coordination, drastically reducing the time typically spent on creating and distributing punch lists.
Outcome: This strategy not only streamlined the closeout process and improved inspection efficiency but also promoted a culture of transparency and rapid problem-solving among the subcontractors. The transparent environment fostered by this approach led to more accountability and efficiency on-site, setting a new standard for project communication.

Optimizing Lumber Use and Cost
Challenge: Upon taking over the Wharton Street project, I found the lumber list outdated and inefficient, leading to overspending and waste.
Solution: I collaborated with engineers from Georgia Pacific, utilizing my framing experience and existing relationships to rework the lumber list. The redesigned list optimized material use and aligned with actual project needs, addressing overspecifications in the original architectural and engineering plans.
Execution: I completely redesigned the joist layout for better plumbing alignment and reduced waste. During Covid's challenging market conditions, I opted for more cost-effective dimensional lumber. By engaging multiple vendors, I created a competitive environment for better pricing. Crucial changes included removing unnecessary, costly tie-downs and straps, as a result of over-engineered in the original plans. Finalizing the quote involved leveraging relationships with Lowe's, beating the final price with a points system, resulting in substantial savings. This strategic approach, combined with detailed design improvements, significantly lowered costs and enhanced overall efficiency.
Outcome: The strategic changes in the Wharton Street project led to significant cost savings. For larger unit type C (TJI-joists), costs were reduced from $77,625.36 to $62,907.99 per house, saving $14,718. For type A units (dimensional lumber), costs went down from $57,826.52 to under $30,000 per unit. This was achieved through detailed redesigns, competitive vendor pricing, and leveraging relationships and discounts. The project not only benefitted from lowered material costs but also saw faster installation times, leading to a more efficient and cost-effective build overall.

I'm considering a salary range of $140,000 to $160,000 per year, based on my extensive experience in the field. However, I'm open to discussions around this.
